Recommended Package Structure: $500 retainer (credited toward commission at closing) Competitive 2.25% listing commission Includes: Professional valuation and pricing strategy Coordination with legal representatives (attorneys, executors, trustees) Property preparation and marketing Offer review and negotiation Contract-to-closing management Communication summaries for both parties This package ensures professionalism, transparency, and care while helping clients navigate the complexities of property division or estate sales with confidence and peace of mind.
Cancellation Policy
This $500.00 (five hundred dollars) retainer fee will be credited toward the total commission due to the Realtor at closing of the property sale. If the property does not sell during the listing term, the retainer fee is non-refundable, unless otherwise agreed upon in writing. Cancellations made less than 48 hours prior to the scheduled appointment are subject to a cancellation and no-show fee of 20% of the retainer fee.
